Crutched Friars Student Accommodation, London

Consarc Design Group is acting as Delivery Architect for the transformative redevelopment of 65 Crutched Friars, reimagining a former five-storey office building as a striking 21-storey mixed-use landmark within the City of London skyline. The scheme will deliver over 700 purpose-designed student residences above a permanent 30,000 sq ft home for London’s Migration Museum, bringing living, learning and culture together in one integrated composition.

Architecturally, the project is defined by its innovative and highly articulated façade design. A carefully modelled envelope of layered materials and expressed structural rhythm responds to the surrounding urban grain while establishing a confident contemporary identity. The façade’s complexity demanded detailed coordination and precision delivery, balancing performance, buildability and visual refinement.

The design also honours the site’s heritage, with the restoration and reinstatement of two original Friars statues within a reimagined public realm. Targeting BREEAM Outstanding, the development incorporates blue and green roofs alongside wider sustainability strategies. The result is a bold yet contextual addition to central London, setting a new benchmark for student living and cultural engagement.
